Street HMOs vs purpose-built stock
A student HMO is a shared house near campus or good transport. Purpose-built student accommodation (PBSA) is often leasehold, with an operator and service charges. They are different products. Compare student HMO investment and PBSA before you offer.
What we look for
- Proximity to a university with proven intake, not a rumour of a new campus.
- A lettable layout and a realistic rent per room after voids between academic years.
- Article 4, HMO licensing and fire standards priced into the works if the house is not already compliant.
