What’s in these terms?
These Terms govern the use of the Property Sourcing Group website and related online services (collectively referred to as the “Platform”) operated by LUX REALTY Limited trading as Property Sourcing Group (referred to as “Property Sourcing Group”, “we”, “our” or “us”). References to “you” or “your” mean the user of the Platform.
1. Who we are and how to contact us
1.1. Property Sourcing Group is a trading style of LUX REALTY Limited, a company registered in England and Wales (Company Number 14815338), with its registered office at 57 Hallsville Rd, London, United Kingdom, E16 1EE.
1.2. We provide a property investment portal connecting investors, agents and related professionals with investment opportunities and related services. We are not a high-street estate agency acting as your sole selling agent unless separately agreed in writing.

2. By using the Platform you accept these Terms
2.1. These Terms set out the rules and obligations that apply to your use of the Platform.
2.2. By using the Platform, you confirm that you accept these Terms and agree to comply with them. If you do not agree to these Terms, you must not use the Platform.
2.3. You must be at least 18 years of age to use the Platform. By using the Platform and accepting these Terms, you confirm that you are at least 18 years of age.
2.4. We recommend that you download and store a copy of these Terms for future reference.
2.5. These Terms may also refer to other terms that apply when using our Platform, such as our Privacy Policy and Cookie Policy. When you provide your personal data to the Platform, it will be processed in accordance with our Privacy Policy.
3. We may make changes to the Terms
3.1. We may amend these Terms from time to time. If we make changes, we will post the revised Terms and update the date above. By continuing to use the Platform after the date of the revised Terms, you agree to be bound by them. If you do not agree, you must stop accessing and using the Platform.
4. We may make changes to the Platform
4.1. Access to the Platform is permitted on a temporary basis. We reserve the right to amend, update, withdraw, suspend or discontinue all or any part of the Platform from time to time, without notice. We will not be liable if, for any reason, the Platform is unavailable at any time or for any period.
5. Your obligations and acceptable use
5.1. You accept that you are solely responsible for ensuring that the device you use to access the Platform meets the technical requirements needed and is compatible with the Platform.
5.2. You must not misuse the Platform, or use it in any unlawful manner or for any unlawful purpose, or act fraudulently or maliciously. In particular, you must not:
- copy, rent, lease, sub-license, loan, translate, merge, adapt, alter, vary, or modify the Platform;
- hack into, avoid, remove, impair, or otherwise attempt to circumvent security or any technological measure used to protect the Platform;
- introduce viruses, trojans, worms, logic bombs or other material which is or could be malicious or technologically harmful;
- scrape, reverse engineer, compromise or impair the Platform;
- use bots, crawlers, scrapers or other automated means to access or collect data from the Platform without our prior written consent; or
- take any action that could damage or adversely affect the performance or proper functioning of the Platform.
5.3. You must not upload or use inappropriate or offensive language or content, or solicit unsolicited commercial services in any communication, form or email you send or submit from or to the Platform.
5.4. Whenever you make use of features that allow you to upload content to the Platform, or to make contact with other users via the Platform, you must comply with the content standards in these Terms.
6. Platform content
6.1. We display on the Platform:
- property and investment opportunity information submitted by agents, owners or other authorised contributors (“Members”); and
- other content such as articles, guides, valuation tools, match notifications and related materials (“Platform Content”).
6.2. All enquiries, comments, feedback or other content that you submit or upload to the Platform (“User Content”) will be considered non-confidential and non-proprietary. You grant us a worldwide, royalty-free, perpetual, irrevocable, non-exclusive, transferable and sublicensable licence to use, copy, modify, adapt, distribute, store, perform and display the User Content for purposes connected with operating and improving the Platform. Personal information collected from you will be processed in accordance with our Privacy Policy and Cookie Policy.
6.3. User Content must comply with applicable laws and must not include misleading, inappropriate, discriminatory, obscene, offensive, harassing, deceptive, fraudulent or illegal content, or content that infringes third-party rights.
6.4. You should only use enquiry forms on the Platform to submit a genuine enquiry. You must not impersonate others, submit false or misleading information, or harass, abuse or defame any individual or organisation. We shall use reasonable endeavours to transmit genuine enquiries to the intended recipient(s) and are not liable for delays in transmission. If we suspect misuse, we may withhold transmission without notice.
6.5. Where we believe a breach of this clause has occurred we may take action including withdrawal of your right to use the Platform, removal of User Content, disclosure to third parties or authorities where appropriate, and further legal action.
6.6. The views expressed on the Platform by users, Members or other individuals do not necessarily represent our views or values.
6.7. Features on the Platform may include artificial intelligence (AI) or automated matching. AI can be inaccurate and you should check important information before relying on it.
7. Registration
7.1. To gain access to certain information and services on the Platform you may need to register for an account. Registration is only permitted for natural persons who are 18 years or older. We may refuse registration at our discretion.
7.2. Each registration is for a single user only. You must not share your username and password with any other person.
7.3. You must ensure the password you use is unique and not reused on other websites or accounts.
7.4. You undertake that all information provided for registration is accurate and complete.
7.5. You accept sole responsibility for all use of, and for keeping secret, any password given to or chosen by you. You will notify us immediately of any unauthorised use or other breach of security of which you become aware.
7.6. If in our reasonable opinion you have failed to comply with these Terms, or we have reason to believe there is likely to be a breach of security or misuse of the Platform, we may require you to change your password or we may suspend or cancel your account.
7.7. All personal information supplied as part of registration will be processed in accordance with our Privacy Policy.
8. Intellectual property
8.1. The intellectual property rights in the Platform and the Platform Content (including text, images, photographs, graphics, databases, software, trade marks, trading names and other materials) belong to us or our licensor(s). All rights are reserved.
8.2. No licence is granted to you to use any of our intellectual property, including the name “Property Sourcing Group”, our logos or branding, except as necessary to use the Platform in accordance with these Terms.
8.3. You may download material from the Platform only where we provide a specific option to do so, solely for personal use of the services. You must not copy, reproduce, redistribute, adapt, display, transmit, modify, republish, store, frame or otherwise exploit Platform Content without our prior written consent.
9. Warranty
9.1. We do not warrant that the Platform and/or Platform Content will be free from infection, viruses and/or other harmful material.
9.2. We provide the Platform on an “as is” and “as available” basis. We do not warrant that your access to, or the running of, the Platform will be uninterrupted or error free.
9.3. Information on the Platform is for general interest only and does not constitute specific legal, financial, tax or investment advice. Although we make reasonable efforts to update information, we make no representations, warranties or guarantees that Platform Content is accurate, complete or up to date. You should obtain appropriate professional advice before making any important decisions.
9.4. To the extent permitted by law, we exclude all conditions, warranties, representations or other terms which may apply to the Platform and/or Platform Content.
9.5. Property information available on the Platform is provided by Members for your information. We do not independently verify all Property Information. You should check details with the relevant Member and obtain professional advice before relying on it. If you rely on Property Information, you do so at your own risk.
10. Barring from the Platform
10.1. We reserve the right to bar users from the Platform and/or restrict or disable access to any or all elements of our services, on a permanent or temporary basis, at our sole discretion.
11. The Platform is for users in the United Kingdom
11.1. The Platform is directed to individuals residing in the United Kingdom. We do not warrant that the Platform or Platform Content is appropriate for use, available in other locations, or complies with laws of jurisdictions other than the United Kingdom.
12. We are not responsible for websites we link to
12.1. The Platform may contain links to websites operated by third parties. We do not control, and are not responsible for, the content of those websites. Links are provided for convenience only and do not constitute an endorsement. If you access any third-party website linked from the Platform, you do so at your own risk.
13. Rules about linking to the Platform
13.1. You must not link directly to property details pages or other pages of the Platform for commercial gain or to exploit the Platform or Platform Content without our prior written consent.
13.2. You may link to our home page provided you do so in a way that does not damage our reputation or suggest any form of association, approval or endorsement where none exists.
13.3. You must not frame or embed the Platform within another website without our prior written consent.
13.4. We reserve the right to withdraw linking permission at any time without notice.
14. Our responsibility for loss or damage suffered by you
14.1. We do not exclude or limit our liability to you where it would be unlawful to do so. This includes liability for death or personal injury caused by our negligence or the negligence of our employees or subcontractors, and for fraud or fraudulent misrepresentation.
14.2. Subject to clause 14.1, we will not be liable for failures due to software or internet errors or unavailability; loss of passwords caused by issues with your systems; consequences of systems we put in place to prevent automated unauthorised access; loss or damage caused by viruses or other harmful material; or other circumstances beyond our reasonable control.
14.3. If you choose to contact Members using the Platform, the details you provide may be sent to the Member you choose to contact. Subject to clause 14.1, we do not accept liability for subsequent communications you receive from that Member or any third party resulting from your enquiry.
14.4. Subject to clause 14.1, we expressly exclude liability for any direct, indirect or consequential loss or damage incurred in connection with the Platform or reliance on Platform Content, including economic losses, loss of goodwill, loss of privacy, loss of data, or any other loss howsoever arising, even if foreseeable.
15. User feedback and quality
15.1. We welcome suggestions on how we can improve our services. You can contact us via inquiries@propertysourcinggroup.co.uk or the Contact Us section on the Platform.
15.2. Ideas, suggestions and feedback you provide are voluntary, and you agree that we may use them without compensation or obligation to you.
16. Complaints
16.1. If you wish to raise a complaint, please see our Complaints Procedure.
17. General provisions
17.1. The headings in these Terms are for convenience only.
17.2. These Terms shall be governed by and construed in accordance with the laws of England and Wales and any disputes will be decided only by the English courts.
17.3. If a court decides that any part of these Terms cannot be enforced, that particular part will not apply, but the rest of these Terms will.
17.4. Our delay or failure to exercise or enforce any right shall not constitute a waiver of such right.
17.5. We may assign or transfer any or all of our rights and obligations in these Terms at any time without notice. You may not assign your rights or obligations.
17.6. Nothing in these Terms shall be construed to create a joint venture, employment, partnership or agency relationship between you and us.
